Most roof repairs start small. A single slipped tile, a hairline crack in pointing around the ridge, or a lead flashing that has pulled away from the chimney breast. Left alone for long enough, each of those small faults lets water into the roof structure. Wet timber rots, soaked insulation loses its value, and the damage spreads far beyond the original defect.
The repair itself is often straightforward and reasonably priced. The damage caused by delaying it rarely is. If you have noticed a damp patch on a ceiling, a tile on the drive, or moss building up thickly at the eaves, it is worth getting someone up to look sooner rather than later.
Roof repairs cover a wide range of work. At the smaller end, that might be re-fixing or replacing a handful of concrete or plain clay tiles that have slipped or cracked. A little further up the scale, re-pointing the ridge or hip mortar is a common job as the original bedding compound becomes brittle and falls away. This is where many homeowners come unstuck. Roofing is an industry with no shortage of rogue traders, and a roof is not a purchase you can easily return if the work is poor. The questions you ask before agreeing to anything are your best protection.
A single quote gives you no frame of reference. Two or three quotes from different firms let you compare not just price but what each contractor is actually proposing to do. A quote that is significantly cheaper than the others is not automatically good value. Ask yourself whether the cheaper contractor is proposing the same scope of work, or cutting corners somewhere.
Any quote worth having should be written, itemised and specific. It should tell you which tiles are being replaced, what mortar specification is being used for pointing, whether the flashing will be cut and dressed lead or an aluminium flashing strip, and what the access arrangement is. A quote that says only "repair roof" with a single price tells you very little.
Reputable roofers can usually show you photographs of recent jobs, or in some cases point you to nearby properties they have worked on. This is worth asking for. You are looking for neatly dressed flashings, even ridge lines and tidy pointed verges. Sloppy workmanship shows up clearly on a finished roof.

Paying a large deposit upfront to a roofer you have never used before carries obvious risk. A reasonable deposit for materials on a larger job is fair, but be wary of anyone asking for 50% or more before work begins.
A common problem in roofing is the cold caller who knocks to say they spotted something wrong with your roof while passing. They may well be right that there is a problem, but agreeing to work on the spot from an unverified trader is not a good idea. Get the details of what they say is wrong, then contact a roofer you have found and checked yourself. If there really is a problem, a proper contractor will confirm it.
For most minor repairs, a roofer should be able to give you a realistic indication of how long the job will take. A straightforward tile repair might be a couple of hours' work. Ridge re-pointing on a full terrace of three ridges might be a full day. Flashing work around a chimney stack could be a day or more depending on complexity. If a contractor cannot give you any indication at all, that is a sign they have not thought the job through carefully.
Weather plays a part in all roofing work. Mortar pointing should not be laid in frost or heavy rain. Lead cannot be dressed properly in very cold conditions. A contractor who is willing to work in poor conditions to rush a job through is not doing you any favours in the long run.
Before any repair work, a contractor should inspect the roof properly, not just from the ground with binoculars. Getting onto the roof, or using a scaffold inspection platform, allows them to check the full extent of the problem and spot anything adjacent that is likely to fail soon. A good survey will look at the condition of the tiles or slates, the pointing along ridges, hips and verges, the flashings, the gutters and fascias, and the visible state of the felt underlay if the slates or tiles have to be lifted.
A survey that is done only from the ground is of limited value for anything beyond an obvious, localised fault. If a contractor quotes without getting up to the roof at all, ask why.
